“55 units in this project sit inside the mortgaged area. Did the sales office mention that?”

In a recent report on a 1,056-unit Tellapur project, the builder's own RERA filing showed 55 specific flats — 17 in one tower, 21 in another, 17 in a third — pledged to the lender, while other towers had none. A buyer in those towers who pays without a release NOC for their exact flat is taking a risk nobody at the sales office will name. It's public. It's per-flat. And no portal will ever tell you.
