Who is responsible
PakkaCheck is operated by Manasa, an individual (sole proprietor) based in Hyderabad, Telangana, India. For the purposes of the Digital Personal Data Protection Act, 2023, Manasa is the data fiduciary for the personal data described here, reachable at hello@pakkacheck.com.
What we collect, and why

We do not collect your PAN, Aadhaar, income, bank details or card number, and we ask you not to send them. If a document you send contains them, we redact or delete them on receipt. The report itself is built from public government records about the project and the promoter, not about you.
What we don't do
We do not sell, rent or share your details with developers, promoters, channel partners, agents, lenders, brokers or advertisers, and we do not run advertising or tracking pixels on this site. No builder learns that you asked about their project. We do not use your data to train any model, and we do not send marketing messages beyond the report you asked for and a single follow-up to ask whether it helped.
Who processes it for us
A small number of service providers handle data on our behalf, each for one job:
- Supabase — hosts the database that stores requests and reports. When a new request arrives, an automated alert with its details is sent to us over Telegram so we can respond quickly.
- Cloudflare — serves this website and protects it from abuse. Cloudflare sees the IP address and browser details of anyone who visits, as any web host does.
- Razorpay — collects payments. Your card, UPI or bank details go directly to Razorpay over its own secure page and are never seen or stored by PakkaCheck. Razorpay's handling of that data is described in its own privacy policy.
- Resend — sends the one-time codes that open a paid report and the “someone opened your report” notes to the buyer. It sees the recipient address and the message, nothing else.
- Email and, if you gave a number, WhatsApp (Meta) — deliver the scan, the report link and our replies. Messages on WhatsApp are end-to-end encrypted in transit; the platform's own policies apply to the account you use.
We may also disclose data when the law requires it, for example to a court or a statutory authority, and only to the extent required.
Cookies and analytics
The site sets no advertising or tracking cookies. If we add privacy-respecting page analytics that do not identify individuals, we will say so here. The report viewer stores nothing in your browser beyond what is needed to display the page.
Your rights
Under the Digital Personal Data Protection Act, 2023 you can ask us what personal data we hold about you, ask for it to be corrected or deleted, withdraw consent for anything that rests on consent, and nominate someone to exercise these rights for you. Write to hello@pakkacheck.com from the email or WhatsApp number on your order; we act within 7 working days. The one exception is the payment record, which we must keep for the period tax law requires even if you ask for deletion. If you are not satisfied with our response you may complain to the Data Protection Board of India.
Security
Data is stored in access-controlled databases with encrypted connections, and the number of people who can see it is the number of people who prepare reports. Report links are long, random and unlisted. A paid report additionally opens only for the buyer's email address and up to two more addresses that verify with a one-time code; there is no password to forget. Free scans are open to anyone with the link. If we ever suffer a breach affecting your data we will tell you and the Data Protection Board as the Act requires.
Children
The service is for adults buying property. We do not knowingly collect data from anyone under 18.
Changes
If this policy changes in a way that affects you, we update the effective date here and tell existing customers by email or WhatsApp before it applies.
