Policies · Terms of service

Plain terms for a plain-English report.

These terms apply when you use pakkacheck.com or order a report. They are short because the service is simple: you pay us, we read public records, we tell you what we found.

1. Who we are

PakkaCheck is operated by Manasa, an individual (sole proprietor) based in Hyderabad, Telangana, India. In these terms “we”, “us” and “PakkaCheck” mean that business, and “you” means the person ordering or using a report. Contact details are on the Contact page.

2. What we sell

PakkaCheck sells a written report on a specific under-construction residential project (the “Report”), compiled from publicly available government records — including TG-RERA, the Telangana Registration department (IGRS), eCourts, NCLT, e-Jagriti and the Ministry of Corporate Affairs — and from documents you choose to send us. A human reviews the records and writes a verdict. We also offer a free five-point red-flag scan on the same basis. Prices are on the Pricing page and are all-inclusive.

3. What a Report is not

A Report is information, not advice. It is not legal advice, not a legal opinion on title, not a valuation, not a structural or engineering assessment, and not a recommendation to buy or not buy any property. We are not advocates, chartered accountants, valuers or real-estate agents, and we do not act as your agent in any transaction. A Report tells you what the public record says about a project and its promoter on the date printed on it, and what a careful buyer would ask next. Before you sign an agreement of sale or pay a substantial sum, obtain a title opinion from a licensed advocate; we can introduce one.

4. Accuracy and its limits

We take care to read records correctly and every finding cites its source so you can check it yourself. But the records are created and maintained by government bodies, not by us. They may be incomplete, delayed, misindexed or wrong at source; portals go down; builders operate through several legal entities and names are not always unique. A Report states what was checked, where, and when. We do not warrant that a Report is complete or that a project has no problems beyond those found. If you believe a finding is wrong, tell us within 30 days and we will check it and correct it — see Refunds.

5. Ordering, payment and delivery

An order is placed through the request form on this site or by message. Payment is collected when you order, through Razorpay by UPI, card or net banking; we do not see or store your payment credentials, and research begins only once payment has landed. We confirm the project with you before starting. The price payable is the price shown when you order. Delivery timelines are on the Delivery page: a target of 24 hours from confirmation and an outer limit of 72 hours, after which you are entitled to a full refund. Cancellations and refunds are governed by the Refund policy, which forms part of these terms.

6. Using the Report

The Report is prepared for you, for your own decision about the project named in it. You may share it with your family, your lawyer, your lender and anyone else advising you on that purchase — the web link opens for up to three email addresses including yours, and the report carries your email address as its licensee. You may not resell it, publish it, or use it in marketing; and you may not present it as a certification, endorsement or “approval” of the project — it is neither. The Report's format, text and analysis remain our copyright; the underlying government records are public and belong to no one.

7. Your responsibilities

Give us accurate details of the project and unit you are considering, and a contact number that is yours. Read the whole Report, including the section on what was not checked. Do not rely on a Report older than the date printed on it for a decision today — records change, and a fresh check is a new order. Do not use the service to harass a builder, an agent or anyone else; a Report is for deciding whether to buy.

8. Our liability

To the fullest extent permitted by law, our total liability to you in connection with a Report or the service, whether in contract, tort or otherwise, is limited to the price you paid for that Report. We are not liable for any loss arising from a decision you make in reliance on a Report, from errors or omissions in the public records we relied on, from unavailability of any government portal, or for any indirect or consequential loss. Nothing in these terms excludes liability that cannot be excluded under Indian law, including under the Consumer Protection Act, 2019.

9. Independence

We accept no payment, commission, listing fee, referral fee or advertising from any developer, promoter, channel partner, agent or lender, and we do not sell or share your details with any of them. If that ever changes, we will say so on this page and in every Report before it applies.

10. Privacy

How we handle your personal data is set out in the Privacy policy, which forms part of these terms.

11. The website

The site is provided as-is. We may change or withdraw any part of it, and change these terms, at any time; the version in force is the one published here with the effective date shown. Changes do not affect a Report you have already ordered.

12. Governing law and disputes

These terms are governed by the laws of India. Courts and consumer commissions in Hyderabad, Telangana have exclusive jurisdiction, without prejudice to your right as a consumer to approach the consumer commission for the place where you live. Before going anywhere, please write to us — most problems are a misread record, and we fix those within days.
